Information for Landlords

The property management team understands the landlord wishes to maintain the value of their investment while maximising investment profits. Our careful tenant selection process and vigilant management procedures will ensure the best possible outcomes for the owner.

The following is a general outline of some of the processes of management:

  • Property condition report
    This is a report compiled at the start of a tenancy, prior to the tenant moving in. The report outlines the condition of the property at that time, and is used when the tenant vacates to ensure that the property is left in the same condition. The final inspection is carried out as soon as possible after the end of a tenancy, when the tenants have returned their keys. The Property Condition Report is used and each item is compared and checked off to make certain that the property is in the same condition as when the tenant took possession. Any items that need to be rectified by the tenant are identified and noted.
  • Routine inspection
    Routine inspections are conducted after a tenant takes possession of the property, at three monthly intervals, the most allowed under law. These inspections are essential to ensure that your property is being maintained to an acceptable standard, and to identify any maintenance that may be required. A copy of the routine inspection report is sent to the landlord after each inspection. If necessary a Property Manager will contact the landlord to discuss items noted on the report.
  • Database checks
    Database checks are conducted on all tenants applying for a property through Beaudesert Properties. TICA (Tenancy Information Centre of Australasia is used by Real Estate Agents to lodge and check bad tenants. Any tenant who has rented through an agency which uses these databases and has defaulted in some way will be lodged on the database. This can greatly reduce your chances of getting a tenant with a previous bad rental history. We also phone all references and employers of applicants to check income details and discuss the suitability of the tenant.
  • Breach notices
    If a tenant falls behind in their rental payments they are issued with a notice of breach advising them that they are behind, and requesting that they rectify the problem. If this is not done within the stipulated time period, then a termination notice is issued requiring the tenants to vacate the premises.
  • Payment of rent
    Tenants have several options to pay their rent, leaving no excuse for late payments. They can use cheque or money order, internet banking through their chosen financial institution, or cash payments to the office or directly to our bank account. All tenants are provided with our Trust Account details for this purpose.
  • Payment to landlords
    At the end of every month, (and at mid-month by special arrangement with the Principal), all monies held in the Trust Account on behalf of the landlord are paid to the landlord, by direct debit to their nominated bank account or by cheque. A statement is issued at the same time outlining the debits and credits for the month.
